A price list that admits what it guessed

Every developer names their columns differently. Enqora maps the spreadsheet and then shows you the mapping so you can correct it — instead of importing confidently and wrongly.

Cooling-off that knows the public holidays

Modelled against gazetted NSW public holidays and expiring 5pm on the right business day — five for a resale, ten off-the-plan, or a 66W certificate. Extensions are reasoned and audited, and it rings you once before it lapses.

And when it comes to the money

It refuses to record it wrong.

Commission on a project deal is a split, a referral, a second IC and a staged settlement. Most agencies do that in a spreadsheet, which is where the errors live. Enqora does it in code — and simply will not store a result that doesn’t balance.

It won’t save what doesn’t add up

Worked in whole cents, with a check that the parties, the invoices and the total all agree. A result that doesn’t reconcile isn’t flagged for later — it is refused, in plain English, naming the fix.

Before you ask

The questions that decide it.

Do we have to move off our current CRM?

Not on day one. The AI First Responder runs alongside whatever you use today — new enquiries land in Enqora from go-live and your old CRM keeps its history. When you’re ready to make Enqora the system of record we help import contacts and listings. That’s a step you take once it’s earned it, not a leap of faith.

Do our listings feed straight to realestate.com.au and Domain?

Honestly: not yet, and we won’t say otherwise. Enqora composes and validates the industry-standard REAXML file for REA, which you upload through your own loader, and publishes to Domain’s API against their sandbox. Live access on both sides is the portals’ own approval process and it is underway. Every rival claims this — we’d rather you find out now than at onboarding.

Is the trust accounting certified?

No — and nobody’s is, because Australia has no certification scheme for trust software. What we can say is that it is built to the NSW Property and Stock Agents Regulation record-keeping requirements: append-only ledgers enforced in the database, gapless numbered receipts, monthly reconciliation that locks the month, and an auditor’s records pack. Your annual external audit is the real gate, and that’s the one it’s built for.

What do our salespeople see of the commission?

Not the calculated figure — deliberately, and that’s enforced in the interface and at the API. They record their own note of what they believe they’re owed, and see their own sales. The engine’s numbers are for the principals and the accountant.

Who can see the money?

Role alone isn’t enough. Commissions need the role and a per-person grant on top; cashflow is tighter again. There’s a plain-English page in the product showing exactly who sees what, with a link to the setting that changes each one.

What happens when something goes wrong?

Every change is written to an audit trail with the before and after image — 227 distinct actions, searchable, exportable for a regulator, and read-only by design. Nobody can edit history, including us.
